City Receives Landmark Mall Redevelopment Plans

Howard Hughes Corp. submits plans, but mall owner and City of Alexandria officials are quiet on details.

 

Landmark Mall owner Howard Hughes Corp. has submitted plans to redevelop part of Landmark Mall, but officials with the city of Alexandria and the Howard Hughes Corp. are keeping mum on specifics.

“The Howard Hughes Corp. has made a redevelopment submission, and the City is reviewing the submission for completeness,” said city spokesman Tony Castrilli in a statement. “We are seeking to schedule a community meeting for early April, so the Howard Hughes Corp. can present their plan.”

Landmark Mall is one of many shopping options near the Annandale and North Springfield areas.

Howard Hughes spokeswoman Caryn Statman Kboudi released the following statement:

“In conjunction with Sears and Macy’s, we continue to explore the feasibility of a redevelopment of Landmark Mall for a possible mixed use project that would include retail, restaurant and a residential component. We are currently processing though the city a submittal of plans as they ensure we have all the necessary documentation.

“We will also be engaging the community in a dialogue about the project beginning in early April. As more details regarding the dialogue are available, we will be sure to keep everyone informed.”

In February, Karl Moritz, the city’s deputy director of planning and zoning, said Howard Hughes had floated the idea of building a “restaurant row” in the spot that currently serves as the mall’s front entrance, with residential space above the restaurants.

Mayor Bill Euille has said Sears has been holding up redevelopment plans.

Recently I have been thinking about this a lot. Several of the smaller malls in Fairfax have run their course and its time to put them to pasture. Springfield mall and landmark mall are two example of malls where there is no future. Unlike Mosaic, the Landmark area does not have a metro station close by and it is a magnet for low income residents. Without a mass transit option, developers are going to be hard pressed to bring on the $75,000+ income demographic needed to transform Landmark into the new Mosaic. It is sad, but true that the economic realities along little river turnpike/duke st are extremely limited. Major businesses like Best Buy have closed down and inside landmark mall is a laughable collection of third rate merchants. The Annandale/landmark corridor is a hub for low income immigrants that have reduced property values, qualities of schools, safety, and desirability of the area. When people defend the area from comments like mine, they are generally defending what was and are not seeing what it has become. Landmark mall should be completely bulldozed and turned into a first rate county park - along with any other buildings in the area.
