What retail stores would you like to see at the newly improved Springfield Town Center?
According to a statement from Michael Schear, president of Vornado Realty Trust, construction leasings for the new Springfield Town Center are on schedule for a summer 2014 opening, and the company plans to announce more lead tenants later this year. Driving pass the mall, shoppers can see straight through the structure due to current construction. Springfield-area residents already know to expect a movie theater and fitness center when the town center is complete. JCPenney, Macy's and Target — which are currently still open through construction — will still be huge staples at the center as well. Site plan depicts new lay out of the mall redevelopment.
The redevelopment of the Springfield Mall is currently progressing on schedule according to Mara Ooguin, a spokesperson for what will soon be the Springfield Town Center. The demolition of the Springfield Mall began Nov. 26. All of the mall's stores closed back in July except for Macy's, JCPenney and Target. The mall's redevelopment and transformation into what will be an upscale town center is part of a three-year effort between the Fairfax County Board of Supervisors, Vornado Realty Trust, who owns the mall, and a handful of community organizations in the Springfield area. Residents continue to oppose the proposed number of homes for the 1.89-acre property located in Falls Church.
The Peace Valley Lane property located in Mason District could be rezoned from R-3 to PDH-4, allowing up to seven homes to be built on the land, if an application by The Concordia Group is approved by Fairfax County. Following a brief public hearing that included two speakers from the community, the Fairfax County Board of Supervisors approved the application for RZ/FDP 2011-MA-029 Neighborhoods, VI, LLC, better known as the Willow Run Drive housing development, to build 29 single-family homes on Willow Run Drive in Alexandria. The homes will be built on the 8.79 acres of property currently occupied by Campbell & Ferrara Outdoor Living off of Little River Turnpike, just outside Annandale. Campbell & Ferrara has been in the location for 66 years. The business will leave their location prior to the start of construction on the new homes. Despite opposition from the community, the Fairfax County Planning Commission approved the RZ/FDP 2011-MA-029 rezoning request on Thursday to develop 29 single-family style homes on 8.79 acres of property currently occupied by Campbell & Ferrara Nursery off of Little River Turnpike. The application, which asks to rezone the property from R-2 and HC (Highway Corridor Overlay) to PDH-4 (Planned Development at 4 du/ac) and HC, proposes to add the 29 single-family homes, preserve trees and other vegetation and create a Homeowners Association to help with stormwater management. The Fairfax County Planning Commission is scheduled to make a decision Thursday on an application to develop 29 single-family homes on Willow Run Drive in Annandale. If the plan moves forward, it would mean a move for Campbell & Ferrara Outdoor Living, which has been in the location for 66 years. The Fairfax County Board of Supervisors unanimously voted to approve the S11-I-B1 Peace Valley Lane property plan amendment following a public hearing about the property on Tuesday. Following the testimony of eight speakers, Mason District Supervisor Penelope Gross recommended the board adopt the Fairfax County Planning Commission’s recommendation of the plan amendment that allows an option for residential use of up to three to four dwelling units per acre and up to seven single-family detached homes. Both the Wilburdale Civic Association in Annandale and the Ravenwood Park Civic Association are speaking out against proposed plans for their neighborhoods.
Residents from the Wilburdale Civic Association in Annandale and the Ravenwood Park Citizens' Association in Falls Church and neighboring communities gathered Tuesday evening at Peace Lutheran Church in Lincolnia to voice their opposition to infill development plans targeting their communities. About one-third of the mall's storefronts are currently vacant.
Alexandria's Landmark Mall has a vacancy rate more than three times the national average. According to Reuters, at large U.S. malls, the national vacancy rate is about 9 percent, the highest since the first quarter 2000, when Reis, a a commercial real estate research and analysis company based in New York, began tracking regional malls. But more than one-third of the Landmark Mall’s retail space—more than 50 individual storefronts—sit unused. In addition, two large sections of the mall adjacent to Sears and a storefront on level 2 large enough to be a small department store are empty.
